Surbiton’s station opened in 1838 as Kingston-upon-Railway, and the Southern Railway rebuilt it in 1937 as the Grade II listed Art Deco building that stands there now. London Carpet Cleaning cleans the Italianate villas between Maple Road and the river, the white mansion blocks and the conversion flats across Surbiton, KT6. Rooms cost from £36 each, and the pile is dry 6 to 7 hours after the clean.

A Victorian new town built round its station
Surbiton was an isolated hilltop hamlet until the railway came. Thomas Pooley bought most of the old Maple Farm estate and planned a new town with the station at its heart, with detached villas set in park-like grounds, and the Victorian legacy is still everywhere. The streets between Maple Road and the river hold large Italianate villas and shorter brick terraces, St Andrew’s Square has exceptional Victorian housing around its central garden, and further south the plots tighten on roads such as Cleveland Road, with 1930s houses on The Mall and Westfield Road. Around it all are semis on the hill and the white Art Deco mansion blocks the town is known for.
The landmark everyone navigates by is the Coronation Clock Tower near the Claremont Road junction, finished in 1908 and Grade II listed. Portsmouth Road runs along the river as the main road into Kingston from the south-west, and the old Seething Wells water works mark the southern end of the Maple area. From the station, fast South Western Railway trains reach Waterloo in under twenty minutes, one of them each hour non-stop, which keeps the streets near St Mark’s Hill and Brighton Road full of commuter households.
Surbiton Hill and St Matthew’s
Surbiton Hill is the slope south of the centre around St Matthew’s Church, built in 1875 and paid for, with its vicarage, by William Matthew Coulthurst, senior partner of Coutts Bank. The area mixes solid Victorian and Edwardian houses near Victoria Road with twentieth-century semis and newer blocks further out, so on the hill we move between deep wool pile in the older homes and lighter, lower-pile carpet in the modern flats. Coverage on the hill is the same fixed pricing as the rest of KT6.
How many Surbiton homes are flats?
| Homes that are | Share |
|---|---|
| Flats of any kind | 79.6% |
| Flats in a converted or shared house | 21.8% |
| Rented privately | 46.5% |
| One bedroom | 35.6% |
| Built before 1900 | 32.4% |
| Built 1919 to 1944 | 14.3% |
| Without central heating | 3.1% |
Four in five. The census area here is Surbiton North, which covers the town centre, the station and the streets either side, and 79.6% of its homes are flats. More than a fifth (21.8%) are flats inside converted houses, the villas and terraces split up long ago, and most of the rest are purpose-built blocks, old and new; the 14.3% built between 1919 and 1944 includes the Art Deco blocks the town is known for. Almost a third of homes (32.4%) predate 1900.
Nearly half of households (46.5%) rent privately, and over a third of homes (35.6%) have one bedroom, so much of our Surbiton work is a small flat changing hands, cleaned on the last day of one tenancy or the first of the next. A two-bed flat with its living room costs £115. In a converted house the shared staircase is often wool and decades old, and a few homes (3.1%) still have no central heating, where a damp carpet in winter needs a fan and an open window to dry on time.

Zone S, loading bays and Portsmouth Road
Parking is the catch in central Surbiton. The town centre falls inside Kingston’s Zone S, where the central area is controlled Monday to Saturday from 8am to 6.30pm and the outer streets Monday to Friday over the same hours; Cottage Grove is residents-only every day until 10.30pm. On roads like Victoria Road and around St Andrew’s Square we plan the visit round the bays. If you can activate a six-hour visitor session online with our van’s registration, that covers a normal clean; if not, we use a pay-and-display bay as close as we can.
Portsmouth Road carries fast traffic into Kingston and is hard to cross, so for a riverside flat we park in a side street and bring the hose down. In the mansion blocks, tell us the floor and whether there is a lift, and check if the managing agent wants contractors booked in. Clear the hall and anything stored on the stairs, and if the flat is empty for a move, so much the better.
Period stairs, dinner-party spills and move-ins
The job we are booked for most here is the period staircase. A Victorian flight, often the original treads in a converted house, takes a beating from muddy feet and pets, and paw prints up every step and across the landing are a regular call. We detail the edges and the spindles by hand, because that is where a wand never reaches. Spills are the other steady caller: red wine on a settee cushion, a toppled takeaway curry on a dining-room carpet, the usual dinner-party casualties. We also do a lot of move-in cleans before the furniture lands. Ink and dye stains on leather or pale carpet do not always lift fully; on a cream leather sofa most ink will go, but a faint shadow can stay, and we say so before we start.

Carpets and rugs in place
For carpets we use hot-water extraction, the proper name for steam carpet cleaning, which rinses the dirt out of the pile and leaves the fibre clean. Sofas, armchairs and smoky lined curtains come under our upholstery cleaning, cleaned in place and matched to the fabric so nothing is over-wetted. Loose rugs, including wool and older pieces, can have rug cleaning in the house, with a photo to us first for an old or fragile one. We cover the rest of Kingston upon Thames too, and neighbouring areas including Tolworth and Long Ditton.
Before a Surbiton booking
Which parts of Surbiton do you cover, from Maple Road to Surbiton Hill?
All of KT6, from the town centre and the Maple Road streets to Surbiton Hill, Berrylands and the streets towards the river. If you are near the KT5 or KT9 edges by Tolworth or Long Ditton, that is well within our patch. In the Zone S streets we plan the visit around the parking bays, so give us the postcode.
How do you handle parking in the Zone S streets?
The town centre sits in Kingston’s Zone S, controlled from 8am to 6.30pm Monday to Saturday in the central area, so on roads like Victoria Road and St Andrew’s Square we use a visitor session or a paid bay and unload close to the door. We carry long hoses, so once the van is close we work without moving it again.
Can you clean carpets before we move into a Surbiton flat?
Yes, and an empty property is the ideal time. With no furniture in the way we reach every edge and corner, and the carpet dries faster in a clear room. A flat with a couple of bedrooms and a lounge is usually done in a single morning, before the moving van turns up.
How long do carpets in a Surbiton flat take to dry?
Most carpets are dry within 6 to 7 hours because hot-water extraction lifts the moisture back out as it rinses. Thick wool pile in the older Surbiton villas can take a little longer. We open the windows, leave the pile groomed, and a morning clean is usually dry by the evening, with socks, not shoes, until then.
Do you clean flats in the 1930s mansion blocks?
Yes, often. The flats tend to have long hallways and generous rooms, and the carpet in the hall takes most of the wear. Tell us about the lift and any porter or managing agent rules, and we will book a time that suits the building. We need one socket in the flat and bring our own water.
My flat is on Portsmouth Road. Where will you park?
Not on Portsmouth Road itself, which is a fast main road into Kingston. We use the nearest side street, inside Zone S if need be, and run the hose or carry the machine in. Allow a few extra minutes at the start for the set-up; the price is the same.
Any treated area that does not come up as agreed is covered by our re-clean guarantee, and we return to finish it free. We are fully insured and DBS-checked, and we have cleaned across Surbiton and the rest of London since 2009.
