South of Sutton station, between Brighton Road and the Cheam side, Grange Road, Camborne Road and Copse Hill mix large Edwardian and late-Victorian villas, many long since split into flats, with the post-war blocks that replaced their neighbours. London Carpet Cleaning works across Sutton South, SM2, from £36 a room, and a conversion flat cleaned in the morning is dry by the evening, usually within 6 to 7 hours.

Villas, conversions and post-war blocks

Sutton South is the SM2 ground that begins just south of the station and rises gently towards Belmont and the lower slopes of the North Downs. Brighton Road is the spine, with the station on it in fare zone 5, served by Southern and by the Thameslink loop through Wimbledon and Mitcham Junction. West of it, Grange Road, Camborne Road, Ventnor Road, Copse Hill and Worcester Road were built up with big villas, and many of those were long ago split into conversion flats, so a single house can hold three or four homes, each with its own carpets and its own front door off a shared stair. After the war came blocks of flats, and they now outnumber the villas, so a road of Edwardian houses can end in a 1960s or 1970s block.

Two conservation areas sit a short walk west. Landseer Road, designated in 1992, is a private estate of detached and semi-detached Edwardian villas, 138 properties on Landseer Road, Bridgefield Road, York Road and the streets round them, built from the late 19th century and finished by 1913. Grove Avenue, between Grove Road and Cheam Road, is a 1920s or early 1930s estate of maisonette blocks, four homes to a block, built alternately in half-timbered and early modernist styles, many still with their iron-framed windows. Manor Park and the tree-lined roads near it shed leaf and grit right through autumn.

Built 1973 to 199934.7%

The census area here, Sutton South West, covers the streets on the west side of Brighton Road, and its numbers explain the job better than the villas do. More than two-thirds of homes are purpose-built flats (69.6%), and most of the housing is post-war: 36.9% from 1945 to 1972 and another 34.7% from 1973 to 1999. The villas survive as the 12.7% built before 1919, and 8.5% of homes are flats in converted houses, the split villas with a shared stair carpet up the middle.

Renting dominates. Private tenants make up 44.3% of households, the highest share of any census neighbourhood in Sutton, so a lot of our work is end-of-tenancy cleaning between lets, with a receipt for the agent. Two-bedroom homes are the biggest group at 47.6%, and a two-bed flat with its living room comes to £115. Heating is worth a word too: 24.8% of homes run on electricity alone, so on a cold day we leave a window or vent open while the carpet dries.

Figures: ONS Census 2021 (Sutton 018) and VOA council tax stock, March 2024.

Green zone parking and the shared stairs

Many of the roads between the station and Copse Hill are in the Green zone of the Sutton Controlled Parking Zone, Monday to Saturday, 8am to 6.30pm, some only in part: Brighton Road up to number 100, Grange Road, Camborne Road, Copse Hill, Ventnor Road, Worcester Road, Landseer Road and Bridgefield Road among them. Further south, Belmont has its own CPZ, Monday to Friday, 10am to 6pm. Each household in a zone has 50 free visitor hours a year, managed online, and a session for our van is the easiest way; otherwise we use a Green pay bay and run the long hose.

The conversions need a little planning. We carry the hoses up the communal stairs, protect the landings and skirting on the way, and take our shoes off at your door. In the post-war blocks we check where the lift is and whether the entrance has a fob, and we sort a time with the porter or the managing agent if there is one.

Wool in the villas, synthetics in the lets

The common job in the villas is wool carpet in a period flat or family house, often a pale lounge that has taken a spill from a dinner or a gathering. We lift a lot of red wine, tea and coffee marks from cream and oatmeal pile, and we clean the stairs and landings that join the floors in subdivided houses. Plenty of work is fabric three-piece suites and the heavy lined curtains that hang in these high-ceilinged front rooms. In the blocks it is synthetic carpet in rented flats, tired traffic lanes in a hall and a bedroom, and a deadline set by the check-out.

A felt-tip or biro mark a child has put into upholstery will usually fade without vanishing, and old wool walked flat for decades comes up clean and fresher but will not look new. We tell you which way a stain is likely to go before we start.

Carpet and upholstery work south of the station

Most jobs run on hot-water extraction, our steam carpet cleaning method that rinses the pile and leaves it dry within 6 to 7 hours. Sofas and dining chairs are handled by our upholstery cleaning team, fibre-tested first so a delicate fabric is treated gently. A patterned dining rug is cleaned on site through rug cleaning, and for an older or valuable wool piece, which turns up in these conversion flats now and then, send a photo first so we can say whether it is safe to clean in the flat. We cover the rest of Sutton, and we are next door in Belmont and South Cheam.

Sutton South: what people ask us

Which Sutton South streets do you cover, from Brighton Road to Belmont?

All of SM2 south of the station, including Brighton Road, The Ridgway, Devonshire Avenue, Cedar Road, Grange Road, Camborne Road, Copse Hill and the roads round Christchurch Park. We also reach Belmont, South Cheam and the Landseer Road and Grove Avenue conservation areas. If you are not sure your road is in our patch, send the postcode and we will confirm.

Where will the van park near Brighton Road and the station?

The roads near Sutton station are in the Green zone of the town’s CPZ, Monday to Saturday, 8am to 6.30pm, so it is a permit, a visitor session or a pay bay in the daytime. Longer hoses let us reach an upper conversion flat or a back room even when we park a little way down the street. Let us know if access is tight.

Can you get to a flat on the first or second floor of a converted villa?

Yes. A lot of SM2 work is in flats carved out of the old Edwardian houses, and our equipment is built to reach upstairs. We run the hoses from the van up the communal stairs, take our shoes off at your door and protect the landings and skirting on the way through. Stairs inside the flat can be cleaned in the same visit.

How long do carpets take to dry in a split Brighton Road villa?

Most carpets are dry within 6 to 7 hours, because extraction pulls the bulk of the moisture straight back out. A first-floor flat on a tree-shaded road near Manor Park, or thick wool in a cooler north-facing room, can take a few hours longer, so we open windows and advise a light tread until it is fully dry.

Do you clean flats in the 1960s and 1970s blocks?

Yes, and they make up most homes here: the VOA dates more than seven in ten to the years 1945 to 1999. We use the lift where there is one, protect the communal corridor, and a two-bed flat is normally a morning’s work.

Can you clean between tenants if I am a landlord and not on site?

Yes. With over four in ten homes here privately rented, a lot of our bookings come from landlords and agents between lets. The agent or the outgoing tenant can let us in, we clean every carpeted room and the stairs, and the dated receipt comes to you by email for the deposit file. Book the day after check-out for the best result.

Every clean carries our re-clean guarantee: if a treated area does not come up right, we come back and put it right at no charge. We are fully insured and DBS-checked, and we have cleaned across Sutton and SM2 since 2009.

What our customers say in Sutton South.

★★★★★
Cream lounge carpet had a red wine ring from a dinner party that had sat there a fortnight. Honestly thought we'd have to replace it. He worked at it and it has gone entirely. Couldn't be happier, and he was lovely with the dog.

Heavy lined curtains in the lounge cleaned on site before Christmas. They came up bright and the slight musty smell from the old radiator behind them is gone. The chap was pleasant and tidy and charged exactly what he quoted.

Whole flat carpets done before family visited for a naming ceremony. He was respectful, took his shoes off and was so careful round the furniture. Everything looks new and there was no chemical smell after, which mattered with the baby.

Fabric three piece suite cleaned and it looks much fresher. One felt tip mark my grandson had done on the arm faded but didn't fully go, which he warned me about beforehand to be fair. Polite and thorough otherwise.

Engineered wood floor through the hall and kitchen cleaned without it being flooded, which I'd been nervous about. Looks much better. Drying took a good while longer than he said so we kept off it till evening. Fair price though.
