Temple Mills takes its name from the Knights Templar’s water mills on the Lea, and the low ground round them now holds the Eurostar depot and the northern tip of the Olympic Park. People live on its edges: the Westdown Road terraces by Leyton station, the rebuilt Oliver Close estate, and Chobham Manor south of the A12. London Carpet Cleaning has cleaned Temple Mills, E15, since 2009. A room costs from £36, and the carpet is dry within 6 to 7 hours.

Templars’ mills, wagon works and the Olympic edge
The mills belonged to the Knights Templar and straddled the Lea, partly in Hackney and partly in Leyton. The district still sits on a borough line, between Waltham Forest and Newham with a small piece in Hackney, and Temple Mill Lane and the homes nearest it are on the Waltham Forest side. In 1896 the Great Eastern Railway opened a wagon works here on a 23-acre site; it closed in 1983, and the Eurostar trains are now maintained at the Temple Mills depot. South of the A12, the Lee Valley VeloPark stands on the old Eastway Cycle Circuit, where the Queen Elizabeth Olympic Park begins.
The oldest homes are the late-Victorian terraces of Westdown Road and the streets between Leyton station and Drapers Field, where the front door opens onto a short hall and the stairs. A little to the north, the Oliver Close estate was once five 20-storey towers holding 500 flats; all five were down by 2002, and 330 new homes had replaced them by 2007. Past the VeloPark, Chobham Manor was the first new neighbourhood on the Olympic Park, 859 homes with town and mews houses among the apartments, first lived in from 2016. Further south, in Newham, Stratford New Town keeps its late-Victorian bay-fronted terraces on roads like Lett Road and Major Road.
Leyton station on the Central line, up on the High Road, is the nearest tube, and Stratford International, on High Speed 1, is close to Temple Mills Lane. Flats near the stations change tenants often, and the census shows it.
What do the census figures say about Temple Mills?
| Homes that are | Share |
|---|---|
| Flats of any kind | 54.0% |
| Flats in purpose-built blocks | 38.8% |
| Rented privately | 32.9% |
| Built before 1919 | 42.7% |
| Built in 2000 or later | 25.8% |
| Heated by electricity only | 12.8% |
The census neighbourhood here is Leyton South, which takes in Temple Mill Lane, Oliver Close, Westdown Road and the streets round Leyton station. It stops at the borough line, so Chobham Manor and East Village, both in Newham, are not in these figures. Flats are 54.0% of homes, and purpose-built blocks alone hold 38.8%. Private renting is 32.9%, a little ahead of social renting at 29.6%, and only 5.5% of households rent from the council itself, so most social tenants have a housing association landlord, as on Oliver Close.
A quarter of all homes (25.8%) were built in 2000 or later, the Oliver Close rebuild among them, and newer flats like those usually have synthetic carpet, which cleans fast. The older stock still matters: 42.7% of homes predate 1919, and in those terraces the stair carpet wears first. A two-bed flat on the rebuilt Oliver Close streets, cleaned with its living room, comes to £115.
Electric-only heating is in 12.8% of homes, mostly flats, and those rooms dry more slowly in winter, so we make extra dry passes and suggest leaving the door to a warmer room open.

Zones, private roads and event days
On Waltham Forest’s March 2026 zone map, Westdown Road and the terraces by Leyton station are in the Leyton South zone, controlled Monday to Friday, 10am to 4pm, so an early start or a Saturday needs no permit there. Crownfield, by Drapers Field, and the Oliver Road zone further north both run Monday to Friday, 8am to 6.30pm. The small Ruckholt Close zone by the superstores is the strict one, Monday to Sunday, 8am to 9pm.
Chobham Manor works differently. Its roads are private, with parking run by Parking Control Management, and as a car-free scheme it had few bays from the start, sold with the homes. Tell us when you book where the van can wait; your own bay is the simplest answer, and our hose reaches the front door from it.
South of the park, event days change things. When there is an event in the Olympic Park or at the London Stadium, five of Newham’s zones around Stratford and West Ham run from 8am to 9pm, bank holidays included, so a booking near Lett Road on a West Ham home game day needs a permit or a paid bay all day. We check the fixtures before we fix your slot.
Builder’s dust, pets and move-outs
Most weeks here bring the same two jobs. The first is end-of-tenancy and move-in cleaning, because so many flats here turn over with the rental market round Stratford; we lift coffee rings and the grey traffic lanes a previous tenant leaves, and a clean carpet is usually what gets the deposit signed off. The second is post-builder work: plaster dust from an extension or a loft conversion, trodden deep into the lounge carpet.
Pets and upholstery fill out the week, from tired fabric corner sofas to shaggy rugs after a cat accident. Old pet damage has a limit. On a long-neglected carpet, repeated soiling can reach the backing and the latex underneath, and once the dye or the fibre has broken down there, a clean removes the smell and the staining but cannot rebuild what has gone. You hear that from us at the door, before you pay anything.

Our cleaning work across E10 and E15
Fitted carpets and stairs get hot-water extraction, our steam carpet cleaning, which flushes grit out of the pile. In the home we also do sofa and upholstery cleaning, armchairs and mattresses included, and a rug is cleaned there and then through our rug cleaning service, on the same visit. Over the boundary in Newham, in Mills Meads or Maryland, you pay the same prices and get the same guarantee, as you do across the rest of Waltham Forest.
Asked by Temple Mills customers
Which roads and postcodes do you cover around Temple Mills?
All of them. On the Leyton side that means Temple Mill Lane, Ruckholt Road, Westdown Road and the Oliver Close streets; south of the park, Major Road and Lett Road in Stratford New Town, plus Chobham Manor and East Village in E20. Across the Lea we carry on into E9, Eastway and Cadogan Terrace included. If you are near a boundary, give us the postcode and we will confirm.
Where will the van park when you visit?
That depends on which side of the borough line you live. The Leyton streets are in Waltham Forest zones, Leyton South controlled only 10am to 4pm on weekdays; south of the park the Newham zones apply, with longer hours on event days, and Chobham Manor’s roads are private. The van carries the machine and we run long hoses, so a short stay nearby is all we need. Tell us your zone or estate when you book.
Do you handle end-of-tenancy carpet cleaning here?
Yes, and it is one of our most frequent jobs in Temple Mills, given how many flats let round Stratford. We clean throughout to checkout standard, working on the high-traffic lanes and any stains a landlord or agent will look for, and we can send a dated receipt for your inventory so the deposit return goes smoothly.
How long do carpets take to dry in a Temple Mills flat?
We recover most of the rinse water as we go, so carpets in a Chobham Manor town house or a Westdown Road terrace are dry in roughly 6 to 7 hours, with socks only on them until then. A ground-floor flat in a cold snap can hold damp a little longer, so we open a window and give you airflow advice before we leave.
Do you clean the newer homes on the rebuilt Oliver Close estate?
Yes. The homes there came with the rebuild that followed the demolition of the estate’s five towers, and the Community-based Housing Association runs the estate now. We price room by room from the same fixed list as anywhere else and leave a dated receipt naming each room, for your landlord or your own records.
I live in a Chobham Manor town house. How is the price worked out?
Room by room, and every flight of stairs is priced on its own, from £41. The town houses there run from three to five bedrooms, so count the flights as well as the bedrooms when you call, and we give you one fixed total. Tell us at the same time where the van can wait, because the estate roads are private and parking on them is limited.
Every clean comes with our re-clean guarantee: if a spot comes back as the carpet dries, we return and put it right. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs on both sides of the Waltham Forest and Newham boundary since 2009.
