When the first Thamesmead household moved in, in 1968, its front room sat a floor above the ground, over garages and walkways, because the town was going up on drained marsh beside the Thames. London Carpet Cleaning covers the whole town on both sides of the borough line, at fixed prices from £36 a room, and the carpets are dry within 6 to 7 hours.

A new town on the Erith marshes
Thamesmead began as a Greater London Council masterplan of 1967: homes for 60,000 people on about 1,300 acres of reclaimed marshland, the only new town ever planned inside Greater London. The first phase, built between 1967 and 1972, went up at the south end around a large lake. The architects put the living floors at first-floor level or higher, ran walkways overhead and left the ground floor to garages, a precaution against flooding on the old marsh. Stanley Kubrick filmed A Clockwork Orange around Tavy Bridge and Southmere Lake in 1971, and nearly forty years later the E4 series Misfits (2009 to 2013) turned the same estates into “Wertham”.
Money ran short and the plan was never finished, and the town that did get built sits across a borough line. Thamesmead South and East are in Bexley. Central and West belong to the Royal Borough of Greenwich, with North split between the two councils, and this page is filed under Greenwich, around Birchmere Park and its 5.08-hectare lake.
Peabody took the estates over in 2014. At Southmere, on the Bexley side, the Tavy Bridge corner is now Cygnet Square, with The Nest library open since April 2023, and the Southmere Village flats stand where the concrete deck used to run. Peabody and Lendlease formed a joint venture in 2019 for 11,500 homes along 2.5 kilometres of riverside, and the DLR is coming at last: the November 2025 Budget cleared the borrowing for an extension from Beckton under the river, and TfL now says construction could begin in 2029. Until then there is no station. Buses take most people down Harrow Manorway to Abbey Wood for the Elizabeth line, the SL3 heads for Bexleyheath and Bromley North, and since 24 January 2026 the Superloop SL11 has replaced the daytime 472 to Woolwich and North Greenwich.
Birchmere Park homes by the numbers
| Homes that are | Share |
|---|---|
| Flats in purpose-built blocks | 53.7% |
| Houses of any kind | 40.0% |
| Rented from the council or a housing association | 62.7% |
| Owned, outright or with a mortgage | 21.9% |
| One-bedroom homes | 31.5% |
| Three-bedroom homes | 35.3% |
| Built 1973 to 1999 | 94.8% |
The census does not count Thamesmead as one place; this page falls in Thamesmead Birchmere Park, the Greenwich-side streets around the park, and its housing is younger than the town’s reputation. In the VOA count 94.8% of homes date from 1973 to 1999 and the other 5.6% from 2000 on, so none belongs to the first concrete phase over the boundary in Bexley. Under foot that means brick houses and later flats, nearly all with hard-wearing synthetic carpet.
Renting from a social landlord is the norm here: 62.7% of households do, against 21.9% who own and 13.3% who rent privately. For us that means long-standing tenants, moves within the estate and a smaller run of end-of-tenancy lets. Home sizes pull two ways. Nearly a third (31.5%) have one bedroom, usually a flat with a bedroom, a living room and a short hall. Another 35.3% have three bedrooms, typically a house with stairs. For a two-bed flat in one of the blocks near the lake, both bedrooms plus the living room, the bill is £115. Just 3.1% of homes lack central heating, so a radiator on low keeps winter drying on time.

Where does the van park in Thamesmead?
Usually close to the door, and free. Royal Greenwich’s list of controlled parking zones has none in Thamesmead; its nearest, Abbey Wood (AW), is only controlled Monday to Friday from 11am to 1pm. Bexley’s Abbey Wood Station zone is the exception: it takes in part of Harrow Manorway and part of Abbey Road, and in April 2025 the council agreed to add 19 more roads for an 18-month trial. If you live in that pocket, have a visitor permit ready when we come.
The estates were laid out with parking courts and garage blocks, so distance is rarely the trouble. Height is. In the eight- and nine-storey estates overlooking the A2041 a flat can be several floors up, so tell us the floor and whether a lift serves it, and we bring enough hose. The three-storey red-brick town houses in Thamesmead Central have two flights of stairs, priced as two. Clear shoes and toys off the floor before we arrive; on weekday mornings we come after the school run.
Three Thamesmeads, one price list
Thamesmead West, built from the 1990s onwards, is the newest end: yellow-brick terraces and mid-rise blocks running out towards the river, taller towers on the waterfront, and Gallions Hill behind them, a 20-metre mound with a spiral path to the top. Plumstead is the closest station. The builder-grade synthetics there take a hot rinse very well.
Thamesmead Central has the town centre and the busiest part of our SE28 diary. Stairs and hallways are the usual booking, and the paths round Birchmere put wet grass and waterfowl mess on doormats all winter, so we pre-treat the entrance lanes first.
Thamesmead South and East make up the Bexley side: the first concrete terraces and towers round Southmere, then later brick rows out along Yarnton Way into the DA18 corner, the only part of the town with that postcode. Past them lie the marshes and Crossness Pumping Station, Joseph Bazalgette’s Grade I listed Victorian engine house, and Bazalgette Way carries his name into the estate. In the first-phase blocks a solid concrete slab holds the cold and the air moves slowly, so in winter a carpet can need most of an evening to dry. We set up airflow before we leave and give you a realistic time.

Steam cleaning, sofas and rugs from SE28 to DA18
Most of the town books steam carpet cleaning, hot-water extraction that suits the tough synthetics on the estates and the pale, tightly woven carpet in the newest Peabody flats. Sofas and armchairs, dining chairs too, go under upholstery cleaning, with a dye test on a hidden seam first, and mattresses get added here more often than almost anywhere else we work in south-east London. Loose rugs are cleaned in the home through the rug cleaning service, on the same visit as the carpets. The same team works up the hill in Lessness Heath and along the river in Erith, and our Greenwich carpet cleaning page covers the rest of the borough.
What Thamesmead customers ask
Which postcodes does the Thamesmead team cover?
Every one of them: SE28 across most of the town, the SE2 streets along its southern edge, and the DA18 corner of Thamesmead East. The town is split between Greenwich and Bexley, and the price is identical on either side of the line.
Where does the van park while you work?
Nearly always a few steps away, in the parking courts and bays built into the estates. Greenwich has no parking zone in Thamesmead. Only the Bexley streets by Abbey Wood station, part of Harrow Manorway among them, are controlled, so tell us if yours is one.
Do you do end-of-tenancy carpet cleaning in the new Southmere flats?
Yes, and it comes up regularly. The pale carpet in those bedrooms shows every month of a tenancy, so we clean it to check-out standard, give you a receipt your agent will accept, and book the visit before the inventory clerk arrives rather than after.
Can you clean a sofa and a mattress on the same visit?
Yes. One appointment covers the carpets and the upholstery, mattresses included. A mattress needs longer to air than a carpet, so we clean it first and leave it stripped, and you make the bed up the next morning.
My flat is on the first floor, above the garages. Can your hoses reach?
Yes. The first Thamesmead blocks put the living rooms a storey up, so this is a routine set-up for us. The van parks by the garage level and the hoses run up the stair or along the walkway to your door. If the entrance needs a code or a fob, tell us when you book.
Is a one-bedroom flat worth booking on its own?
Yes. Almost a third of homes in this part of Thamesmead (31.5%) have one bedroom, so small flats are a big share of our work, and with no call-out fee a short job stays cheap. The bedroom at £36 and the living room at £43 come to £79, and a sofa can go on the same visit from £57.
If any part of the clean is not right, tell us and we come back and re-clean it free of charge. We are fully insured, our technicians are DBS-checked, and we have cleaned carpets and sofas across Thamesmead since 2009.
