The lake in Belair Park, across the South Circular from West Dulwich station, is the only substantial stretch of the River Effra still above ground. London Carpet Cleaning has cleaned around Thurlow Park, SE21, since 2009, from tall double-fronted villas to 1960s Dulwich Estate flats. A room starts from £36, and carpets are dry within 6 to 7 hours.

A ward name, a main road and a border
Thurlow Park was a Lambeth council ward from 1965 until 2022, covering parts of Herne Hill, Tulse Hill and West Norwood. The name lives on in Thurlow Park Road, the stretch of the South Circular (A205) that runs east from Tulse Hill, crosses Croxted Road into Southwark and passes West Dulwich station. Croxted Road is the border: Lambeth on the west side, Southwark on the east. This page covers both, and its census area is the Southwark side, from the station south towards Sydenham Hill.
West Dulwich station opened in October 1863 as plain Dulwich and took its present name in 1926. It is in Southwark, a Zone 3 stop on the Chatham Main Line, with Southeastern trains to Victoria via Herne Hill. Opposite it is Belair Park, 10.6 hectares around Belair House, a villa built about 1785 for John Willes and now thought to be by Henry Holland. The house is listed Grade II, as are two of its outbuildings, and the park has been public since Southwark was formed in 1965.
This is Dulwich Estate country, so the older housing is Victorian and Edwardian: tall double-fronted villas with long hallways, and period houses carved into upper and lower conversion flats off Croxted Road. Most of them keep wool or wool-rich carpet on the stairs and landings, fitted decades ago and meant to last.
Post-war Dulwich in the census
| Homes that are | Share |
|---|---|
| Built 1945 to 1972 | 67.0% |
| Purpose-built flats | 57.0% |
| Detached houses | 12.7% |
| Rented from the council | 21.5% |
| Three-bedroom homes | 28.0% |
| Built before 1919 | 10.4% |
The census area runs from the station down to Sydenham Hill, and its figures surprise people who know only the villas. Two homes in three (67.0%) were built between 1945 and 1972, the years of the Dulwich Estate’s post-war rebuilding and of the Kingswood council estate, and 57.0% of all homes are purpose-built flats. Only 10.4% date from before 1919. At the other end of the scale, 12.7% of homes are detached houses.
So a Thurlow Park week mixes two kinds of job. In the post-war flats and townhouses the rooms are a regular shape and the stairs short and straight. For a three-bedroom 1960s townhouse, the bedrooms, the living room and its one flight of stairs come to £192. In the villas there are longer stairs and older wool. One home in five (21.5%) is rented from the council. Electric-only heating reaches 10.3% of homes, so in those flats we suggest a window open while the carpet dries.

The same kit for villas and flats
Fitted carpet at every Thurlow Park address gets hot-water extraction through our steam carpet cleaning service, while delicate sofas and armchairs get a low-moisture clean under upholstery cleaning. Loose rugs get a proper bath where they lie, via rug cleaning. If your home sits over the boundary, or you want a hand elsewhere, we cover the rest of Southwark on the same fixed prices, and nearby Crystal Palace has a page of its own.
Croxted Road parking and the South Circular
Croxted Road has an unusual parking arrangement. In 2020 Lambeth extended its Tulse Hill zone (H) to cover Nos. 251 to 293 Croxted Road, controlled Monday to Friday from 10am to noon, and agreed with Southwark that Lambeth HR permits and Southwark HH permits are valid on both sides of the road. On the Southwark side the Herne Hill zone (HH) runs Monday to Friday, noon to 2pm. Between them they leave most of the day free, so we time the start to suit your side of the street.
Thurlow Park Road is the South Circular, run by Transport for London, and Croxted Road and Gallery Road are designated TfL side roads where they meet it, so we never unload at the junction. For a house facing the main road we park in a side street and walk the kit round. On the wider villa roads further from the station there is usually space outside. In the post-war blocks we need the entry code and the lift.
The job that comes up most is stairs and landings off the parks. With Belair Park and Brockwell Park both an easy walk away, dogs and children tread mud and grit straight up the first flight, and on a pale Edwardian stair runner it shows. We also see three-piece suites with tea and coffee marks on the arms before family visits, and lounge carpets after builders have walked dust into everything. Heavy curtains come up too, the long through-lounge kind.
Thurlow Park and West Dulwich: common questions
Which roads and postcodes do you cover around Thurlow Park?
We cover the streets of the old Thurlow Park ward and the West Dulwich roads that spill into SE24 and SE27, including Thurlow Park Road, Croxted Road, Rosendale Road and Park Hall Road, plus the Southwark side around West Dulwich station and Belair Park. Croxted Road is the borough line, and both sides pay the same fixed price.
Is parking a problem on your visits?
Rarely. The Lambeth bays on Croxted Road are controlled from 10am to noon on weekdays, and the Southwark side’s Herne Hill zone from noon to 2pm, with permits from either borough valid on both sides. We start outside those hours or pay by phone. On the wider villa roads away from the station there is usually space outside.
Can you get muddy dog marks out of a stair runner?
Usually, yes. Dried mud and park grit off Belair Park lift well with a pre-spray and hot-water extraction, and we work the edges and the bullnose of each tread by hand. Set-in stains on an old wool runner are not always fully reversible, but most come up far cleaner, and we tell you on the day what to expect.
How long will the carpet take to dry in a Thurlow Park villa?
Most carpets are dry within 6 to 7 hours, and you can walk on them carefully straight after. A thick wool stair runner fitted decades ago in one of the Dulwich Estate houses, or a basement conversion with less airflow, can take a little longer, so we open windows where we can and leave you simple advice to speed it along.
Can you clean long curtains without taking them down?
Yes, for most fabrics. On the big through-lounge drops we clean the curtains on the rail with a low-moisture method, so nobody wrestles them off the hooks. Lined velvet and anything marked dry-clean only we look at first and may advise against. Tell us the drop and the fabric when you book, and we quote for it with the carpets.
Can you revive an old wool rug?
We can clean it thoroughly and lift the musty smell. Old rugs are cleaned in your home with a full hot-water shampoo and rinse, priced from £35 for a rug up to 3m². A rug that has done thirty years of service comes up clean and fresh, though its worn fibres stay worn, and we tell you so before we start. For a very old or antique piece, send a photo first.
Every visit carries our re-clean guarantee, so a mark that reappears as the carpet dries gets a free second clean. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs on both sides of Croxted Road since 2009.
