Sir John Soane bought Pitzhanger Manor in 1800 and spent three years rebuilding it as his country house; a century later the council opened its grounds to the public as Walpole Park, on 1 May 1901. Mattock Lane runs along the park’s north wall, with tall bay-fronted Victorian and Edwardian houses on the other side. London Carpet Cleaning has worked in Walpole, W5, since 2009, from wool stair runners to heavy drawing-room carpet, at fixed prices from £36 a room, and a carpet takes up to 6 to 7 hours to dry after cleaning, so a morning visit is dry by the evening.

Soane’s manor and the streets along the park wall
Walpole takes its name from Walpole Park, 28 acres around Pitzhanger Manor, which the council bought in 1899 from Sir Spencer Walpole. The manor is Grade I listed and the park’s boundary wall dates from the late eighteenth century. A restoration from 2013 brought back the sunken garden bridge and replaced the old ornamental lake with two new ponds, and every summer the park hosts the Ealing festivals, jazz and blues among them.
The streets around the park are some of the most consistently period stock in Ealing. Mattock Lane, which runs along the north wall past the Questors Theatre at number 12, sits inside the Ealing Green Conservation Area, one of the borough’s first, designated in 1969. The housing here is largely Victorian and Edwardian: tall bay-fronted terraces, semi-detached villas, and a fair number of flats carved out of the bigger houses along Mattock Lane, Culmington Road and the roads towards West Ealing.
Many of these homes have kept their original layout, which matters for the floors. We find solid parquet and Victorian tiled hallways under newer coverings, wool stair runners up steep flights, and reception rooms built for heavy drawing-room carpet. The nearest stations are Ealing Broadway, on the Central, District and Elizabeth lines, and South Ealing on the Piccadilly line, so a lot of the wear we see is plain commuter and school-run traffic walked in off the street.
What the 2021 census counted near Walpole Park
| Home | Share |
|---|---|
| Terraced houses | 25.8% |
| Purpose-built flats | 23.7% |
| Let by the council or a housing association | 16.5% |
| Owned outright | 24.4% |
| Built before 1919 | 45.7% |
| Built 1973 to 1999 | 15.6% |
Walpole Park falls in the census area the ONS calls St Mary’s (Ealing 031), named after the old parish church on St Mary’s Road. Close to half its homes (45.7%) were built before 1919, which is the terrace and villa stock along the park, and the terrace is the commonest single type at 25.8%. Almost a quarter of homes (24.4%) are owned outright, often by families who have had the same stair carpet for decades.
The rest is more mixed than the period streets suggest. Purpose-built flats make up 23.7% of homes, and 15.6% were built between 1973 and 1999, the low blocks and small estates slotted in behind the main roads. One home in six (16.5%) is a social let. In a flat the job is often two bedrooms and a living room, which comes to £115. Central heating is absent from just 1.5% of homes, so the radiators can always help a carpet along.
Figures: ONS Census 2021 (Ealing 031) and VOA council tax stock, March 2024.
Why do the period houses here need gentler cleaning?
The most common job here is the grime trail down the centre of a hall and stair runner, the dark line that builds from years of the school run and the daily walk to the Broadway. That lifts well, and pale wool runners usually come back several shades lighter once the soil is flushed out properly. We also do a steady run of cream and linen upholstery in the bigger lounges, where a dinner-party red wine spill or a set coffee ring on a sofa arm is the usual reason for the call. On wool, we keep the carpet barely damp, because over-wetting a natural rug or runner is what causes the musty smell and the long drying time.
A single clean will not undo years of crushed pile in a high-traffic runner. We can clear the soil and revive the colour, and the carpet will look far better, but where the fibres have flattened and worn thin along a stair edge or a doorway, that is fabric wear, and no cleaner can put back pile that has already gone.
Parking either side of Mattock Lane
Mattock Lane is split between two of Ealing’s parking zones. The east end, from Culmington Road to Bond Street, is in Zone A, Central Ealing, where controls begin at 8.30am six days a week and run late on Friday and Saturday nights. The W13 end, numbers 37 to 79 with St John’s Parade, is in Zone JJ, Ealing Dean, controlled only from 10am to 11am and 3pm to 4pm on weekdays, as is the stretch of Culmington Road down to Lammas Park Gardens. Ranelagh Road, on the far side of the park towards the university, is in Zones C and D, controlled from 10am to 7.30pm on weekdays.
In Zone A we need a permit or a paid space; in Zone JJ we simply arrive after 11. The big houses on Mattock Lane have deep front gardens and steps up to the door, so the hose comes over the path and up the steps, and we lay protection in the hall. If you are in a flat at the top of a converted house, tell us which floor; we will carry the machine and run the hose up the common stair.

Runners, parquet, sofas and rugs
For carpets, runners and tiled or parquet floors we use hot-water extraction, which you can read about on our steam carpet cleaning page. Sofas, linen settees and curtains come under upholstery cleaning, done on site with the fabric tested first. Wool and dining-room rugs are cleaned in the room through our rug cleaning service, with a photo first for anything old or silk. Elsewhere in the borough, start from the hub at carpet cleaning in Ealing through to neighbouring Pitshanger and Ealing Common.
Questions from homes around Walpole Park
Which roads and postcodes near Walpole Park do you cover?
We cover the whole W5 area around the park, including Mattock Lane, Culmington Road, Ranelagh Road and Florence Road, and north of the Broadway, Castlebar Road and Carlton Road. We cross into the W13 streets like The Avenue on the West Ealing side too. If you are within a short walk of Walpole Park or Ealing Green, you are inside our patch.
Is parking a problem on these streets?
Most of Walpole is controlled. The east end of Mattock Lane and Florence Road are in Zone A, with long hours, and the W13 end of Mattock Lane and Culmington Road are in Zone JJ, with an hour mid-morning and an hour mid-afternoon on weekdays. We plan the slot around the restricted hours, so the CPZ does not add anything to your bill or hold up the job.
Can you clean a Victorian tiled or parquet hall floor as well as the carpet?
Yes. A lot of the older houses near Walpole Park have original Victorian floor tiles or solid parquet under the runner, and we clean and seal both. Tiled hallways in particular come up much brighter once the grout is scrubbed back, and sealing afterwards keeps them easier to maintain through a wet winter.
How long will a wool runner or rug take to dry?
A wool stair runner or rug cleaned in the home is usually dry within 6 to 7 hours, because we lift most of the moisture back out as we go. Since the rug is cleaned where it lies, you can see it drying and walk on it as soon as it feels dry to the touch.
Which zone covers my end of Mattock Lane?
Check your house number. From Culmington Road east to Bond Street, numbers 1 to 36 and 82 to 87 are in Zone A, Central Ealing, where controls start at 8.30am and run into the evening. Numbers 37 to 79, the W13 end by St John’s, are in Zone JJ, controlled only from 10am to 11am and 3pm to 4pm, Monday to Friday. Tell us the number and we plan the visit to suit.
Is parking harder when the festivals are on in Walpole Park?
It can be. The Ealing summer festivals bring big crowds to the park, and the roads around it are busier on those days, especially in the evening. If your clean falls in festival season, book a morning slot. We will be finished and gone before the crowds arrive, and the carpet will be dry by the time any visitors come back to the house.
Our re-clean guarantee stands behind every Walpole job: a treated area that does not come up as it should gets a free return visit. We are fully insured and DBS-checked, and we have been working around Walpole Park since 2009.
