Wanstead Park station was going to be called Forest Gate, and the name was changed just before it opened in 1894; it sits by Wanstead Flats, a long way from the park it is named after. London Carpet Cleaning covers the E7 streets around it, from Woodford Road up to Capel Road. Each bedroom is from £36, and the carpets we clean on these streets are dry within 6 to 7 hours.

Is Wanstead Park station anywhere near Wanstead Park?

No. The station is in Forest Gate, in Newham, on the Overground’s Suffragette line between Leytonstone High Road and Woodgrange Park, in fare zone 3. It opened on 9 July 1894 on the Tottenham and Forest Gate Junction railway, and Forest Gate station on the Elizabeth line is only about 330 metres away, close enough that the timetables treat the two as an interchange. The real Wanstead Park is across the Flats in Redbridge. Locally, “Wanstead Park” just means the streets around this little station.

The name Forest Gate is older than both stations. A gate once stood across Woodford Road to stop cattle straying off Wanstead Flats, near the Eagle and Child pub, which appears on Rocque’s map of 1746 and served the drovers bringing cattle to market on the Flats. The gate came down in 1881.

Martyrs’ roads and Corbett houses

Most of the houses here went up in a hurry. The 1870s were the main building years, with speculative builders putting up terraced houses cheaply and quickly, and by 1895 the street pattern looked much as it does now. North of the railway, the terraces named after the Oxford Martyrs, Latimer Road, Ridley Road and Cranmer Road, run up towards the Flats. Sidney Road came a little later, from 1900, and still has some notably large villas.

South of the line is the Woodgrange Estate, built by Thomas Corbett and his sons between 1877 and 1892. Its four roads (Hampton, Osborne, Claremont and Windsor) are lined with double-fronted three and four-bedroom houses with deep bay windows, and residents persuaded Newham to make it a conservation area in 1976, with extra planning controls added in 1977. Dames Road and Capel Road, at the top of the station streets, are terraces that open straight onto the pavement. None of these houses was built with a car in mind, so there are almost no driveways.

What the census counts around the station

Built before 190057.3%
Built 1945 to 197213.9%
Built 1973 to 199915.3%
Purpose-built flats30.0%
Rented from the council or a housing association26.7%
One-bedroom homes17.3%

The census calls this neighbourhood Forest Gate North. The Victorian core is plain in the VOA count: 57.3% of homes are older than 1900, and those are the terraces with a narrow hall and a straight flight of stairs, often carpeted in wool. Mixed in among them is a later layer. Homes from 1945 to 1972 make up 13.9% of the stock and those from 1973 to 1999 another 15.3%, and 30.0% of all homes are purpose-built flats.

Renting shapes the work. Over a quarter of households (26.7%) rent from the council or a housing association, and private lets add more, so carpets change hands often and end-of-tenancy cleans near the station are steady. Small homes are common too: 17.3% have one bedroom. Two bedrooms and a living room in one of the newer flats add up to £115. Electric-only heating is in 6.4% of homes, and in those rooms a window cracked open helps the carpet dry on time.

Wool, check-outs and mud off the Flats

The job that comes up most around here is wool. Period carpets and good wool rugs are common in the Victorian houses, and they reward a careful clean: we lift a wine spill or a curry stain, then leave the pile barely damp so it is dry before bedtime. The other steady stream is end-of-tenancy work near the station, where landlords want the carpets done properly before the inventory and a receipt for the agent. We bring back the receipt and the photos.

The Flats are the catch. Over a wet winter, dog walkers and Sunday footballers turn the grass to mud, and that grime walks in on the soles by the front door and up the stairs. We get the patch far cleaner, but on an older wool carpet where it has been ground in for years a faint shadow can stay, and we tell you on the doorstep if yours is one of those.

Permit bays from 8am to 6.30pm

The streets around the station are in Newham’s Forest Gate North parking zone. The council’s order for the zone lists Capel Road, Dames Road, Woodford Road, Latimer Road, Ridley Road, Cranmer Road, Sidney Road and Woodgrange Road among many others, with bays for permit holders from 8am to 6.30pm, Monday to Saturday. On the Woodgrange Estate, in the Forest Gate zone, the hours are 9am to 5pm, Monday to Saturday. A visitor permit for the day keeps the van close; without one we use a pay-by-phone bay and run a longer hose. On a Sunday there are no controls, which suits some households.

Inside, the narrow Victorian halls are the tight spot. Move coats and the buggy out of the hall before we arrive, because the hose and kit come through there, and take anything off the stair treads so the stairs can be done in one go.

The cleaning itself

Fitted carpets get our hot-water extraction method, the deep steam carpet cleaning that pulls the dirt out and still leaves the pile dry within 6 to 7 hours. Fabric and leather suites are handled by our upholstery cleaning service, fibre-tested first so a takeaway stain comes off without marking the cushion. Loose wool and Persian pieces are cleaned in the home with proper rug cleaning, and a photo of a Persian piece first tells us whether it can be done on site. If your home is over in Forest Gate proper or anywhere else in the rest of Newham, the same team and the same prices apply.

Wanstead Park customers ask

Do you cover the Woodgrange Estate and Aldersbrook around Wanstead Park?

We cover the whole E7 side of Forest Gate around the station, including the Woodgrange Estate and the Martyrs’ roads up to Dames Road and Capel Road by the Flats, plus Aldersbrook and Manor Park in E12. Anywhere in Newham you pay the same fixed price.

Where will the cleaner park on a terraced street by the station?

Usually in the nearest permit or pay-by-phone bay. Most roads north of the railway are in the Forest Gate North zone, controlled from 8am to 6.30pm, Monday to Saturday, and the Woodgrange Estate is 9am to 5pm. A visitor permit lets the van pull up close, so if you have one, keep it for the day and tell us your road when you book.

Can you handle an end-of-tenancy carpet clean for the agent?

Yes, and it is one of our regular jobs near Wanstead Park station. We clean every carpeted room and the stairs to inventory standard, then email you a dated receipt and before-and-after photos to forward to the letting agent or landlord.

How long do carpets take to dry in a Wanstead Park Victorian house?

Plan for 6 to 7 hours in a normal heated room. Wool in the older houses holds a little more water, so a ground-floor front room in winter may want the heating on and a window cracked, and it will be dry by evening. Until it is dry, keep to socks, not shoes, and step lightly.

Will you come out for one room in a one-bedroom flat?

Yes, and with no call-out fee, a single bedroom is £36 and a living room is £43. Both together come to £79. Small flats make up a good share of homes near the station (17.3% have one bedroom), so we quote plenty of one and two-room jobs here.

Can you clean the carpet on a Martyrs’ road staircase without lifting it?

Yes. On these straight Victorian flights we clean the carpet in place, tread by tread, with the water kept low so the stair timber underneath stays dry. A flight is £41, and it is dry in the usual 6 to 7 hours, with socks, not shoes, on the stair until then.

If a treated area does not come up right, we return and put it straight at no cost under our re-clean guarantee. We are fully insured, our cleaners are DBS-checked, and we have been cleaning carpets across Newham and east London since 2009.

Got my son's mattress cleaned after he was poorly all over it. Came up clean and no smell left. The booking got moved once which was a slight faff, but the actual job was done well and I'm happy.

Lounge and hall carpets cleaned and they look much fresher, especially the patch by the front door. One faint coffee mark didn't fully lift but he was upfront that it might not. Friendly and I'd have him back.
