Estcourt Road takes its name from Thomas Estcourt, who sold the farmland between Watford’s old town and the new Junction station in the 1860s, and by 1896 the brick terraces on it were almost complete. Today they stand between office blocks and towers of flats. London Carpet Cleaning covers Watford Junction, WD17, on the same runs as north-west London, from £36 a room. Carpets are dry within 6 to 7 hours.

Dove-grey carpet in a high-rise one-bed flat with tall windows over town rooftops

Victorian streets in the shadow of new towers

Watford Junction opened on its present site on 5 May 1858, replacing a much smaller station on St Albans Road, and the fields to the south of it soon became building land. Estcourt sold off his Hertfordshire holdings in the 1860s, and Estcourt Road and Sotheron Road both carry his names. Cross Street was laid out in 1868. A local builder, Clifford and Gough, worked from 96 Estcourt Road and put up many of Watford’s terraces. Watford made the area the Estcourt Conservation Area in January 2001. Plenty of those two and three-bed terraces are now let, and many still have the original boards under the carpet.

The newer homes are flats, and they keep getting taller. The Clarendon, finished on Clarendon Road in 2024, has 168 flats, a 24-hour concierge and sky gardens on the 7th and 25th floors. On the site of the old police station and magistrates’ court, McLaren Living has permission for 314 build-to-rent flats in blocks of four to 23 storeys. Bradshaw Road, in Callowland to the north of the station, and Langley Road and Church Road towards Nascot round out the streets we visit most.

The station itself is a major interchange on the West Coast Main Line. Fast trains reach Euston in as little as 16 minutes, and the Lioness line of the London Overground runs all-stations to Euston on the Watford DC route. The Bakerloo line used to come this far, but since 1982 it has stopped at Harrow and Wealdstone.

The census area that covers the Junction is Central Watford, which runs from the station down through Clarendon Road and the Estcourt streets to the town centre. It is a neighbourhood of flats: 47.4% purpose-built and another 12.8% carved out of converted houses, against 23.7% terraced houses. Just over half of all homes (51.8%) are rented privately, and 38.3% have a single bedroom. Put together, that is a diary full of small flats changing tenants. Cleaning a one-bed flat, the bedroom and the living room, costs £79.

The building dates split in two, almost evenly. Some 39.3% of homes went up before 1919, the Victorian terraces and the houses later turned into flats, and 38.1% have gone up since 2000, the blocks by the station and on Clarendon Road. In the old houses the carpet sits over boards with gaps, and in a converted house one shared stair carpet takes every tenant’s feet. In the new blocks it is usually a pale synthetic. One more figure matters for drying: 27.1% of homes are heated by electricity only, mostly flats, so we leave the pile as dry as the machine allows and ask for a window open.

Figures: ONS Census 2021 (Watford 009) and VOA council tax stock, March 2024.

Commuter carpets and end-of-tenancy cleans

Two jobs come up again and again here. The first is the commuter-traffic carpet: hall runners and stair carpets near the station that have taken years of footprints from the walk to the platforms, which is exactly the kind of muddy runner a hot-water extraction lifts well. The second is end-of-tenancy work in the flats and let terraces, where the carpets need a proper clean for the deposit and the agent’s inventory. We also get a fair bit of fine dust settling on lounge and bedroom carpets in the blocks right by the line.

On the older terraces the carpet often sits over bare boards with gaps, so a flat can take the full 7 hours or a little more to dry, and on a still winter day we will suggest leaving a window cracked. We clean the fibres thoroughly, but dust can still drift back up between the boards; a good underlay or a strip of draught excluder along the skirting helps.

Permits, loading and lifts near the Junction

Almost every street around the station sits in one of Watford’s controlled parking zones. Station Road is in zone A, Estcourt Road and Sutton Road in zone B, and Langley Road and Church Road in the Nascot zone D. Permits apply there from 8am to 6.30pm, Monday to Saturday. Bradshaw Road falls in the Callowland zone, where the permit hours are 8am to 10am and 5pm to 10pm, Monday to Saturday. Watford’s visitor vouchers are virtual, so in any of these zones please allocate one to our van’s registration when we arrive.

In the tall blocks the questions are different. Tell us the floor, whether the lift can be booked, and whether the concierge or managing agent needs our van details or insurance in advance. We bring the hose up from the van where the lift allows, or a portable unit for the higher floors. Move bikes and shoes out of the hall, and the clean starts on time.

In Watford High Street, WD17, most of the homes we clean are flats over the shops on The Parade and Market Street, often with small rooms and a steep stair up from a street door. The medieval town was one long street climbing from the River Colne, and some of its narrow burgage plots survive on the west side, along with The One Crown, the oldest surviving pub in town. In the Lower Town Centre zone E, on Granville Road and Smith Street, the permit bays run from 8am to 10pm every day.

Upholstery, rugs and the streets nearby

Most bookings here are hot-water carpet cleaning for stairs, lounges and rented flats, but we also handle a lot of sofa and upholstery cleaning, including fabric corner units that have caught a takeaway spill on a night in. Anything loose we clean on site, so a hallway runner or a wool floor rug gets specialist rug cleaning in the home on the same visit as the carpets. We work the neighbouring WD17 and WD18 streets on the same trips, from Cassiobury down to Watford High Street, and we cover the rest of north-west London through our Harrow hub across the county boundary.

Watford Junction questions, answered

Which streets around Watford Junction do you cover, including Estcourt Road?

All of WD17 around the Junction, including Station Road, Estcourt Road, Bradshaw Road, Langley Road, Sandringham Road and Church Road, plus the WD18 and WD19 roads nearby and the new blocks by the platforms. Watford is just over the Hertfordshire boundary from north-west London, so we reach it on the same days we work Harrow and Bushey.

Where do you park when you visit a flat by the station?

Much of central Watford is a controlled parking zone with resident permits, so on-street spaces near the Junction are tight on weekdays. We carry long hoses and run from the van, so a kerbside space with one of your visitor vouchers or a spot in the block’s car park is plenty. Just let us know the access when you book and we will sort it.

Can you get carpets ready for an end-of-tenancy deposit return?

Yes, and it is one of our most common Watford jobs in the rented terraces and station flats. We give the carpets a full professional clean and you get a dated receipt for the letting agent or inventory clerk. Book it for the day before your check-out so everything is dry and presentable.

How long will the carpet take to dry in a Watford Junction terrace?

Usually 6 to 7 hours, because we extract most of the moisture back out of the carpet. In an older terrace on Estcourt Road or Bradshaw Road with floorboards under the carpet, it can run to the full 7 hours, so we open a window, and you should keep to socks, not shoes, on the stairs until it is dry.

My flat is in a tower with a concierge. What do you need from the building?

Usually three things: a booked lift, a parking or loading space for the van, and sometimes a copy of our insurance for the managing agent. Ask the concierge what they need when you book with us, and give us the flat number and floor. We protect the lift floor and the corridor carpet on the way in, and nothing is left in the shared areas.

My flat only has electric heating. Will the carpet dry before I go out?

It will be dry within 6 to 7 hours in most flats. Around one home in four in central Watford (27.1%) is heated by electricity alone, and panel or storage heaters do not move the air much, so we take out as much water as the machine will pull and leave a window or trickle vent open. Book a morning slot and you can lock up by lunchtime.

Our re-clean guarantee stands behind every job near the Junction: a treated area that does not come up right gets a free return visit. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs around Watford and north-west London since 2009.

What our customers say in Watford Junction.

★★★★★
Had the lounge and hall carpets done in our flat above the High Street. There was a coffee ring that had been there since we moved in and it's completely gone. Punctual, polite and dry by teatime. Really pleased.

Our cream settee had a red wine spill from a dinner party and I'd resigned myself to losing it. The chap got the whole lot out and brushed the fabric back up. You honestly cannot tell. Lovely manner too.

Took away two wool rugs that the cat had been sick on more than once. Came back a few days later spotless and no smell whatsoever. Kept me updated by text the whole time. Can't fault them.

Our stairs had gone grey right down the middle from all the foot traffic. They cleaned the full flight and landing and it looks like a different carpet. Quick, tidy and a fair price for the work.

We're right by the Junction so the flat gets dusty from the trains. Had the bedroom and lounge carpets cleaned and they smell fresh and look new. Punctual and very polite, dried by the evening.

Cleaned two mattresses for us, one had an old sweat stain I was embarrassed about. No marks left and they smelt lovely after. Friendly woman, no judgement, just got on with it. Good price for the pair.
