Well Hill has an Orpington postcode and a Kent address: the hamlet sits in Shoreham parish, in Sevenoaks District, just over the Greater London boundary east of Chelsfield. London Carpet Cleaning drives out to it from our Bromley rounds, with fixed prices from £36 a room, and carpets are dry within 6 to 7 hours.

Where the BR6 postcode crosses into Kent
Well Hill is a scatter of houses round a few small crossroads on minor country roads, about three and a half miles south of Swanley. Well Hill Lane, Rock Hill and Cooks Lane are single track in places and lined with trees, and like most roads up here they have no street lighting and no pavement. Past the houses come farms and big fields, then denser woodland on the chalk slope of the North Downs.
For local government it is a corner of Kent. With Crockenhill to the north it makes up the Crockenhill and Well Hill ward of Sevenoaks District Council, yet the houses belong to Shoreham parish, and Well Hill has no parish council of its own. People here still give their address as Orpington, and the post comes through BR6.
The homes are mostly detached houses on big, tree-scattered gardens, with a few old farmhouses and cottages along the lanes. The building most people know is on Rock Hill: the Rock and Fountain, early 19th century, two storeys of red brick with grey headers under a hipped tiled roof, listed Grade II in 1973 in a group with Rock Cottage. For generations it was the local pub. It closed in 2007, within two years of the Kent Hounds, the hamlet’s other pub, and it has been a private house since. A small church is left as about the only public building.
No bus comes into Well Hill. The R7 goes only as far as Chelsfield Village, about half a mile away, and the nearest railway is Knockholt station, 1.4 miles off.
What the Swanley South census area tells us
| Homes | Share |
|---|---|
| Semi-detached houses | 43.6% |
| Detached houses | 18.5% |
| Three-bedroom homes | 50.1% |
| Built before 1900 | 10.7% |
| Built 1945 to 1972 | 42.6% |
| Heated by electricity only | 6.4% |
Well Hill is far too small to be a census area of its own. The ONS puts it at the southern end of a neighbourhood it calls Swanley South and Crockenhill, so most of the homes counted live in Crockenhill and on the south side of Swanley, and the table leans towards their semis and post-war streets more than the big plots up the hill. Semis are the largest type at 43.6%. The biggest building period is 1945 to 1972, with 42.6% of homes, and exactly half (50.1%) have three bedrooms. For a three-bed semi of that kind, with a through-lounge and the stairs, the fixed price is £210.
Up the hill the balance shifts. Detached houses are only 18.5% of the area’s homes, but they make up most of what stands on the Well Hill lanes. The 10.7% built before 1900 takes in the farmhouses and cottages, where stairs turn tightly and the carpet is often old wool that needs the heat kept down. Heating is the figure that changes drying time. 6.4% of homes in the area run on electricity alone, and a cold room with the heaters switched off holds moisture in the pile for longer. If yours is one of them, have the heating on in the rooms before we arrive and leave it on low until the evening.

Wood smoke, wool and the muddy months
The carpets out here work hard. Most jobs follow a muddy season, with lounges and halls walked in from the garden and a dog patch by the back door; a coffee ring beside a favourite chair is the other regular. Plenty of the floors are wool, the old kind in the old farmhouses, so we keep the heat down and do the stair edges and the turn by hand, with no over-wetting.
Open fires are common, and over a winter they leave a smoky, settled smell in settees and wing chairs. A hot extraction clean lifts it well from fabric, and the carpet in front of the hearth usually comes up brighter than people expect once the fine ash is out of the pile. What we cannot do is tidy the lanes. Coming on from a job that overran, single track and no lighting can put us behind, so we phone ahead with a real arrival window and keep you posted.
Unlit lanes and no house numbers: finding you
Most houses up here have a name and no number, and a satnav can drop you at the wrong end of a lane. When you book, give us a what3words reference or a landmark, such as the nearest farm gate or a barn, and we ring when we are close. The lanes have no lighting and some are single track, so early or mid-morning slots run more smoothly than a late afternoon in winter, when it is dark by the time we pack up.
Parking permits do not come into it. Sevenoaks District Council runs its resident parking schemes in the towns and larger villages, and on these lanes the van pulls onto your drive and the hose runs in through the front door. Where a house sits down a long track, tell us whether a van can turn at the end, and we will reverse in if it cannot. On the day, clear the hall and the stairs of boots and coats, and shut the dogs in a room we are not cleaning.

Sofas and snug rugs on the same trip
Carpets are cleaned by hot water extraction, the method most makers ask for, and you can read how our steam carpet cleaning works before you book. Sofas and wing chairs come under upholstery cleaning, with the fibre tested first so a delicate cover gets a gentle treatment. Wool rugs from the snug are cleaned where they lie through our rug cleaning service, from £35 for up to 3m², with the price confirmed once we have measured. The rounds that bring us here are set out on our Bromley carpet cleaning page, and the nearest Greater London villages, Chelsfield and Downe, are on the same runs.
Questions from the Kent side of the line
Do you actually cover Well Hill, given it is in Kent?
Yes. The BR6 postcode reaches over the boundary into the Kent lanes, and Well Hill, the houses around Rock Hill and the farms off Cooks Lane all fall inside our travel area. We treat it as part of the Orpington and Chelsfield side of our work, so there is no surcharge for the distance.
How do you find houses with no street numbers or lighting?
We ask for a what3words reference or a landmark when you book, the nearest farm gate or a barn, and we call when we are close. The lanes have no lighting and some are single track, so early or off-peak slots tend to run more smoothly than a late afternoon one.
Can you clean old wool carpet in a period farmhouse without shrinking it?
Yes. Wool needs controlled heat and a wool-safe solution, and we rinse it with care so it is never soaked. We test a hidden corner first, work the edges and stair turns by hand, and use enough suction that the pile is only damp afterwards, which is what keeps it stable.
How long will the carpets take to dry out here?
Most carpets are dry within 6 to 7 hours, and a little longer in a cold farmhouse room in winter. We leave them barely damp, and on a still day a window open a crack, or the heating on low, helps the last of the moisture lift.
Our house has no gas and runs on electric heaters. Will the carpets still dry?
They will, with a little planning. Put the heaters on in the rooms we are cleaning an hour before we arrive, so the air is warm when the carpet gets damp, and keep them on low afterwards. Storage heaters often run low by the afternoon, so a morning slot suits an electric home best. Expect 6 to 7 hours to dry, and a little more in winter.
When in the year is best to book a clean out here?
For the hall, stairs and back-door carpets, late spring, once the lanes have dried out and the muddy months are over; a clean in February only gets walked in again. Spring and summer also dry fastest, with the windows open. For a lounge you want fresh for visitors, book it two or three weeks before Christmas, so there is time to move a date if the weather turns. Rugs can go at any time of year.
Every clean comes with our re-clean guarantee, so if a treated patch is not right we come back and put it straight. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs across this corner of Kent and Bromley since 2009.
