Eight homes in ten around West Croydon station are flats, from rooms in split Victorian houses to the 43 floors of Saffron Square on Wellesley Road, and almost half are rented privately. London Carpet Cleaning covers West Croydon, CR0 and CR9, at fixed prices from £36 a room, with the carpet dry within 6 to 7 hours so a flat can be handed back the same day.

A station since 1839, a market older still
The station is older than its name. It opened on 5 June 1839 simply as Croydon and took the name West Croydon in April 1851. Today it is the southern end of the Windrush line on the London Overground, with Southern trains to Victoria and London Bridge, and every tram route stops at its single platform on the loop through the centre. A new entrance on Station Road opened in April 2012 to link the trains with the trams and buses, and the bus station beside it was rebuilt in 2016; 24 routes now start or pass through.
A few minutes south, Surrey Street Market trades Monday to Saturday, mostly fruit and vegetables. Croydon’s market charter dates from 1276, granted by the Archbishop of Canterbury, so 2026 is its 750th year, and the council has marked it with a new gateway and a mural by Vic Lee. The streets between the market and the station mix Victorian houses, many of them divided into flats, with blocks from the 1970s onward. The big change of the last decade is height. Saffron Square, first planned as Wellesley Square on a site that had lain empty for more than ten years, was built by Berkeley between 2011 and 2016; its purple and red tower stands 134 metres tall over roughly 800 new homes.
That mix shapes the work. Where the houses have been split, one front door can lead to four or five flats and a shared stair carpet. In the newer blocks the carpet is usually synthetic and the questions are about lifts and parking.
The census picture around West Croydon station
| Homes that are | Share |
|---|---|
| Flats of any kind | 78.2% |
| Flats in converted houses | 15.4% |
| One-bedroom homes | 36.1% |
| Rented privately | 48.1% |
| Owned outright | 8.6% |
| Built before 1919 | 38.7% |
| Built 1973 to 1999 | 29.8% |
The ONS names this neighbourhood Selhurst South and West Croydon, which tells you it stretches from the station up toward Selhurst. Flats make up 78.2% of homes and houses only 21.8%. Most flats are purpose-built (58.4%), but 15.4% are carved out of older houses. The housing comes in layers. 38.7% of homes predate 1919, very little was built between the wars, and then 29.8% went up between 1973 and 1999 and 23.6% after 2000.
Renting is the norm. 48.1% of homes are let privately and 26.9% by the council or a housing association, while just 8.6% are owned outright. One bedroom (36.1%) and two bedrooms (42.5%) cover nearly four homes in five, so most bookings are small. The usual West Croydon job, a two-bed flat with its living room, is £115 at our list prices. Heating matters more than people think. Only 2.9% of homes have no central heating, yet 21.1% rely on electricity alone, and a carpet in a flat with panel heaters dries faster with the heat on and a window open a crack.

Which jobs come up most near the station?
End-of-tenancy carpet, by a distance. With so many houses let room by room or flat by flat, we are often cleaning against a check-out date so an agent can sign the flat off and release the deposit. The second regular is the grey lane: a stair carpet in a converted house gone dark straight down the middle while the edges keep their colour, which we can usually bring back close to an even shade. Stains that have sat for months are common too, a curry mark by the television or juice and biscuit trodden into a settee, and most of them lift.
Wear is another matter. On a long-used traffic lane we restore the colour, but pile that has been flattened and worn down to the backing cannot be rebuilt. If the wear shows as a thin, shiny strip, a clean makes it cleaner and no more, and we say so before we start.
Parking in the Central zone, and getting up the tower
The station sits inside Croydon’s Central permit zone, which takes in Station Road, Poplar Walk, Wellesley Road and the Tamworth Road streets toward Old Town. Pay-by-phone charges there run from 8am until midnight, Monday to Saturday, and the council’s zone map notes that business permits are not issued. Residents of the zone can buy day permits for visitors, or an annual visitor permit that covers Sundays and evenings from 6pm. North of the station, the London Road side falls in the North zone, one of the inner zones. Either way, the bays take RingGo, and we build the parking into the visit.
In a tall block, tell us when you book whether there is a concierge, a goods lift or a loading bay that has to be reserved. We bring the hose and the machine up in the lift. In a converted house the climb is by hand, usually up a narrow staircase, so clear bikes and buggies out of the shared hall.

Beyond the fitted carpet
Carpets get a hot-water extraction with our steam carpet cleaning, which pulls the dirt up and out and leaves the pile dry within 6 to 7 hours. Sofas and armchairs are handled fabric by fabric through our upholstery cleaning, often on the same visit as the carpets before family come to stay. Bigger rugs, patterned wool lounge rugs among them, are cleaned in your home with our rug cleaning, and a photo of a delicate one lets us say first if it is safe on site. For the rest of Croydon and over toward East Croydon, the prices and the guarantee are exactly the same.
Questions we get from West Croydon flats
Do you cover West Croydon from London Road to Handcroft Road?
All of CR0 and CR9, from London Road and Broad Green across to Whitehorse Road, Tamworth Road, Sumner Road, Derby Road and Handcroft Road, including the houses split into flats and the new blocks on Wellesley Road. If you are near West Croydon station, the bus station or Surrey Street, you are inside our patch, and East Croydon and Selhurst are covered too.
Where will the cleaner park on these streets?
Most of the houses here have no driveway, and the streets around the station and London Road sit in Croydon’s Central and North parking zones, with permit and RingGo bays. We sort our own parking and build it into the visit, so just tell us the road and we will plan the van around it.
Can you handle a whole flat for an end-of-tenancy clean?
Yes, and it is one of our most common West Croydon jobs, given how many homes here are lets. We clean every carpeted room and the stairs in one visit, the carpets take up to 6 to 7 hours to dry, and we leave a dated receipt for the agent’s file.
Do you clean mattresses as well as carpets?
We do. Taking on a flat with a bed left behind is common around here, and we treat the mattress to lift marks and odours, from £35 each. It comes up fresh and needs only a short spell to air before the room is back in use.
I rent one room in a shared house. Can you clean just my room?
Yes. A single bedroom is priced from £36, and we will clean it on its own. Many houses here are split into lets, so we often do one room and the landing outside it. If the other tenants want theirs done the same day, each room is priced on its own and the van only comes once. Ask the landlord first if the carpet is theirs.
Do you clean flats in the new blocks by the station?
Yes, regularly. Tell us the floor and the block’s rules: some ask contractors to sign in with the concierge or to book the goods lift, and we are happy to send the van’s registration in advance. New-build carpets are usually synthetic, so they take a deeper rinse and dry quickly, even with only electric heating.
Every clean is backed by our re-clean guarantee: if a treated spot is not right, we come back and deal with it free. We are fully insured and DBS-checked, and we have worked across West Croydon and the rest of the borough since 2009.
