In 1930 Edward Blackwell built new houses along West Heath Road, and within a few years the grounds of Lessness Park had gone under streets of bungalows and semis. London Carpet Cleaning works in those interwar homes across West Heath, SE2, from the edge of Bostall Woods down towards Abbey Wood. Rooms start from £36, and carpets are dry within 6 to 7 hours.

Lessness Park, the bungalows and the recreation ground

West Heath sits on the high ground south of Abbey Wood and north of Welling, and it stayed close to rural until late. Into the early 1930s the only real housing stood along Woolwich Road and West Heath Road, with fields and the Italianate house of Lessness Park behind them. Blackwell’s houses came first, with more to the south the following year. Then, in the mid-1930s, Lessness Park was pulled down and its grounds were laid out as new streets, mostly bungalows. A line of trees facing Woolwich Road was kept, and a small plot became West Heath recreation ground, opened in 1937. After the war the recreation ground held prefabs for a time, for families bombed out of their homes.

So the carpet we clean here sits in interwar houses: brick semis and bungalows, often with wall-to-wall carpet in every room, many of them kept by the same family for decades. West of Bedonwell Road the ground rises into Bostall Heath and Woods, 159 hectares of woodland and heath shared between Greenwich and Bexley. To the north is the 1950s Abbey Estate, built by the London County Council around Eynsham Drive, and past it Abbey Wood station. Since the station became the south-east end of the Elizabeth line, with Southeastern trains on the North Kent line alongside, some West Heath houses have gone to cross-London commuters and their landlords.

The census does not use the name West Heath for a neighbourhood. It calls this one Bostall, and it sits inside West Heath ward, between the woods and Bedonwell Road. The figures show how uniform the place is. Nearly nine homes in ten are semi-detached (88.7%), and the VOA count dates 85.2% of them to the years between the wars. Flats make up only 5.4% of homes, so lifts and concierge desks hardly come into it; the access questions here are the drive and the stairs.

The houses are big for their age. Over half have three bedrooms (54.7%) and another 27.0% have four or more. That makes the usual booking a whole house in one go. A three-bed house with a through-lounge and one flight of stairs comes to £210. Tenure tells the rest: 44.0% of homes are owned outright, which usually means settled owners and carpets that have been down for many years. Where that carpet is wool, it rewards a careful clean, and the wear lanes show exactly where the family walks. Only 1.3% of homes have no central heating, so a radiator on low will dry a carpet on time in December.

Hall carpets, wear lanes and Bostall mud

A bungalow wears its carpet in its own way. Everything is on one level, so the same footsteps cross the same few metres all day, and the lane from the front door to the kitchen goes grey long before the bedrooms do. In the two-storey semis the wear moves to the hall and the bottom treads of the stairs. We pre-treat those lanes first and give them the most passes.

Bostall Woods adds its share. Dried clay and leaf litter come in off the heath paths on boots and paws, and they grind into the hall pile by the door bar. We also clean a steady run of sofas and mattresses on the Abbey Estate side, and curtains on the rail. Where the pile has worn flat in a doorway or on a stair nosing, hot water extraction lifts the soil and brings back the colour, but it cannot regrow the tufts. A twenty-year-old runner will look cleaner, and it will still be a twenty-year-old runner.

Parking under the West Heath zone

The parking here changed at the end of 2025. Bexley consulted on a West Heath controlled parking zone in July and August 2024, one of four proposed at the time with Abbey Wood, Belvedere Station and Slade Green Station, and it published the experimental orders on 26 November 2025. Permit bays run Monday to Friday, 10am to 4pm, on Bedonwell Road, Burcharbro Road, Westergate Road, West Heath Road and Woolwich Road. Heath View Drive and Milford Close are permit parking areas with the same hours. Bedonwell Road and Woolwich Road also have limited waiting bays, 8am to 4pm on weekdays, with a four-hour maximum stay.

In practice, if your house has a drive, the van goes on it and the hoses run in through the front door. If not, a visitor voucher covers the van during the controlled hours (Bexley sells them in booklets of ten), or we take one of the four-hour bays, which is long enough for most whole-house jobs. Outside 10am to 4pm, and all weekend, the permit bays are free to anyone. An experimental order can run for up to 18 months while the council reviews it, so we read the signs on your road on the day. Before we arrive, take shoes and boots out of the hall and clear the floor of anything you keep under the beds; in a bungalow that is the whole job, as there is no landing to empty.

Sofas, rugs and the rest of SE2

Most West Heath jobs are steam carpet cleaning, which suits dense interwar wool and modern synthetics alike; we keep the water lower on wool so it dries without shrinking. The same visit can take in sofa and upholstery cleaning, useful when a suite has soaked up years of dog walks and school runs, and rug cleaning, always done in your home on the visit. We cover the neighbouring SE2 and SE28 streets too, including Thamesmead and Crossness down by the river, and the rest of Bexley from Belvedere to the Crays.

Questions we get from West Heath

Do you cover all of SE2 from West Heath?

Yes. West Heath itself, the Abbey Estate streets around Eynsham Drive, Bostall and the roads up against the woods, and everything down to the Thamesmead boundary. One team covers the whole postcode, so a booking for a semi on Brampton Road gets the same kit and prices as a riverside flat.

What about the new West Heath parking restrictions?

An experimental controlled parking zone went live in December 2025 on parts of West Heath Road, Woolwich Road, Bedonwell Road, Burcharbro Road and Westergate Road, with permit bays from 10am to 4pm on weekdays, exactly when we arrive. Tell us your street when you book and we will plan the van around a drive, a visitor voucher or a four-hour bay.

How long do carpets take to dry here?

dry within 6 to 7 hours for most rooms. Bungalows do well because you can open windows front and back and pull air straight through. In winter, leave the heating on low and doors open, and even a deep-cleaned through-lounge is back in use the same evening.

Can you handle end of tenancy cleans near Abbey Wood station?

Yes, and demand has grown since the Elizabeth line opened. Book us after the removal van leaves: empty rooms clean better and dry faster, and agents get carpets returned to checkout standard. Landlords with a changeover date get priority slots where the diary allows.

My bungalow has carpet in every room. Can you do it all in one visit?

Yes, and that is the most common West Heath booking. With no stairs to carry kit up, a whole bungalow goes quickly: we start in the bedrooms at the far end and work back towards the front door, so nobody has to cross a wet carpet. Each room is priced from the list above, and you know the total before we arrive. Most rooms are back in use by the afternoon.

Will Bostall Woods mud come out of a pale hall carpet?

Usually, yes. The clay off the heath paths is fine and sticky, so we vacuum first, pre-treat the hall and the door bar, and rinse it out with hot water extraction. Fresh marks go completely. Mud trodden into cream wool over a whole winter lightens a long way, but it can leave a faint shadow, and we tell you that before we start.

Every West Heath job carries our re-clean guarantee: if you are not happy with a result, we come back and do it again free. Our technicians are fully insured and DBS-checked, and we have been cleaning carpets across south-east London since 2009.

Sofa cleaned and looks much fresher. Good price and a kind man. It was rushed a little at the end, the odd patch could've had longer. Still happy overall.
