A stone on one of the Fitzgeorge Avenue mansion blocks records that the Lord Mayor of London opened the avenue on 16 January 1901, after Henry Lovatt bought the land in 1897 for Delissa Joseph’s flats. London Carpet Cleaning cleans mansion flats and conversions across West Kensington, W14, from £36 a room, and a carpet takes up to 6 to 7 hours to dry.

Mansion blocks and a novelist’s address

West Kensington is the south-east corner of Hammersmith and Fulham, either side of the A4 where it runs as Talgarth Road and West Cromwell Road, with North End Road as its spine. Behind those main routes the housing is almost all late Victorian or Edwardian, and two types dominate. The first is the mansion block. The grandest are on Fitzgeorge and Fitzjames Avenue, built on the western half of the grounds of North End House after it was sold off in 1897; the house itself was pulled down in 1928, and two eight-storey blocks of flats went up on part of its site in 1937 and 1938. The council made the avenues a conservation area in September 1982. Dozens of smaller blocks sit off North End Road.

The second is the long red-brick terrace, most of it divided into flats decades ago. North of the A4 the builders Gibbs and Flew started Auriol Road in 1882, after a house called The Cedars was demolished, and by the late 1880s the streets round North End House were complete. Gunterstone Road has a literary footnote: a blue plaque at number 69 marks where Henry Rider Haggard lived from 1885 to 1888, and he finished King Solomon’s Mines there. South of the A4, Charleville Road, Comeragh Road, Castletown Road and Vereker Road run in the same red brick towards Queen’s Club, the tennis ground on the western edge.

West Kensington station is on North End Road, on the District line, one stop from Barons Court. Head south and North End Road becomes a market street: stalls have traded there since the 1880s, and the market runs Monday to Saturday, 8am to 6pm. Olympia shares the W14 postcode to the north, and behind its halls on Hammersmith Road the homes are late-Victorian terraces and mansion blocks in the Lakeside, Sinclair and Blythe Road and Brook Green conservation areas.

This is flat country. In the census area named West Kensington, which covers the streets between Hammersmith Road and Talgarth Road, 94.9% of homes are flats and only 5.1% are houses. Two thirds (67.7%) are in purpose-built blocks, the mansion flats of Fitzgeorge Avenue and the side streets, and a quarter (25.5%) are flats carved out of the terraces. The VOA dates 54.1% of homes to before 1919 and a further 20.1% to 1919 to 1944, the years of the North End House blocks and the interwar mansion flats. Very few homes here have a staircase of their own; the stairs we clean are communal ones, or the inside stair of a maisonette.

Nearly half of households (46.6%) rent privately, and the one-beds and studios near the station change hands quickly, so end-of-tenancy cleans are a big part of the work. In a one-bed flat on Gunterstone Road we would clean the bedroom and the living room for £79. Just 2.9% of homes have no central heating, so drying is rarely slow unless the flat is at garden level.

Oatmeal wool and fabric sofas

The work here is mostly flats, and mostly wool. A lot of the carpet in these conversions and mansion blocks is good-quality wool twist over the original boards, often a pale oatmeal or grey that shows every coffee ring near the television and every felt-tip mark from a small child. We lift a steady run of set-in drink spills in front rooms and pet accidents that have soaked behind a sofa before anyone noticed. On the upholstery side, fabric sofas take the worst of family life, and we get out more than people expect, including nail varnish and felt tip on a sofa arm.

Curtains and older fabric are where we are careful. A watermark that has dried into the weave near a hem does not always shift fully, so we freshen the whole panel and lift most marks, and we tell you on the doorstep when a stain will only fade.

Two seven-day zones and the mansion-block stairs

The A4 splits West Kensington’s parking as well as its streets. North of it, around North End Road and Edith Road, is Zone E, controlled every day from 8:30am to 11pm, with pay-and-display limited to 90 minutes. South of it, the Barons Court side, is Zone D, controlled every day from 8:30am to 10pm with a one-hour limit. Neither zone has a free evening, so a visitor session from you is worth having ready; if not, we pay for a bay and move the van as the limit runs out. On market days we avoid stopping on North End Road itself.

In the mansion blocks, tell us the block and floor. Where there is a lift we use it; where there is not, we carry the machine up the communal stair or run a long hose from the street door. Leave the communal door on the latch or meet us at the entrance, and clear the hall of shoes so we can start there.

Steam cleaning and upholstery in W14

Most jobs are a hot-water steam carpet clean, which rinses the wool deep and leaves it dry within 6 to 7 hours. For sofas and armchairs, including the pale fabrics common in the mansion flats, our upholstery cleaning runs on gentler settings matched to the cover. Loose rugs and hallway runners get proper rug cleaning in the home, which suits a lounge rug that has taken a red-wine spill you had given up on. Barons Court and Shepherd’s Bush are on the same rounds, and so is the rest of Hammersmith and Fulham.

Mansion flats and tenancies: common questions

Which West Kensington streets do you cover, from Fitzjames Avenue to North End Road?

We cover the whole of W14: the mansion blocks on Fitzgeorge and Fitzjames Avenue, the terraces on Charleville Road, Comeragh Road, Castletown Road, Gunterstone Road and Vereker Road, and the flats along North End Road and its market. We also reach over into Barons Court next door and north towards Shepherd’s Bush on the same weekly visits.

Where will the cleaner park on these mansion-block streets?

Nearly all of West Kensington is in Zone E or Zone D, both controlled seven days a week, so most roads are residents’ bays or pay-by-app bays during the day, and the West Kensington Estate has its own arrangement. We arrive in a compact van and run long hoses, so we can pull up a little way off and still reach a third-floor flat. Tell us the road when you book.

Can you clean a sofa or curtains in the flat without taking them away?

Yes. Sofas and armchairs are cleaned in place, mattresses too, and long lounge curtains can be cleaned on site while they hang, which saves taking down heavy panels that are awkward to rehook. We lay covers on the walk through and work the fabric on settings matched to it, so the room is usable the same day.

Does wool in a West Kensington mansion flat dry more slowly?

Allow 6 to 7 hours for carpet to dry, and keep heavy furniture off it until then. Wool holds a little more moisture than synthetic, so it can take longer; in a lower-ground or less airy flat we finish with a drier pass and suggest cracking a window. A morning clean is dry by the evening, and a pair of socks is the only footwear it should see before that.

How quickly can you clean between tenants?

The clean itself fits between a morning check-out and an afternoon viewing, and carpets are dry within 6 to 7 hours, so a new tenant can move in the same day. We give you a dated receipt listing the rooms for the inventory clerk. With 46.6% of homes here rented privately, landlords and tenants book this all year round.

Do the Fitzgeorge Avenue blocks need anything special?

Mostly planning. The blocks are tall and the flats run off long internal halls, so when you book, tell us the block and floor and whether it has a lift. Halls and receptions in these flats are often wool twist laid over the original boards, which we clean with a controlled amount of water. If the porter or managing agent likes notice of contractors, give them the date.

Our re-clean guarantee applies to every West Kensington job, so a mark that returns gets a second visit at no cost. We are insured and DBS-checked, and we have cleaned in W14 since 2009.

Front room carpet had a bad coffee spill that had set in near the telly. Gone completely. He was quick, careful and laid covers on the way through to the room. Floor dried by the evening. Very pleased, would recommend to neighbours.

Two seater fabric sofa cleaned before my mum visited from abroad. The kids had got felt tip and what I think was nail varnish on one arm. Both lifted out, honestly didn't think the varnish would. Polite and tidy throughout.

We had the whole flat done after our cat had an accident behind the sofa that we couldn't find for weeks until we smelled it. They treated it properly and there is no trace now, no smell at all. The chap was lovely and gave honest advice about which marks would shift.

My partner knocked a full mug of coffee across our pale grey settee during the football. Booked these and they came the following morning. Honestly you'd never know it happened. Polite, quick and reasonably priced for the area.

End of tenancy on my studio near the exhibition centre. There was a red wine ring in the bedroom carpet that I'd given up on. They got it out and the inventory clerk had nothing to say. Deposit returned in full, thank you.
