Wick Road was built up after 1860, and it still joins the two halves of the Wick: Victorian streets and council estates at its western end, and the old factory district round Wallis Road, where print works, sweet factories and plastics sheds became live-work flats. London Carpet Cleaning has worked across Hackney Wick, E9, since 2009. Prices start from £36 a room, and most carpets are dry within 6 to 7 hours.

Two ends of Wick Road

Hackney Wick ward runs from the streets near Cassland Road, on the edge of the Victoria Park Conservation Area, east to the River Lee Navigation and the Queen Elizabeth Olympic Park. The signature stock at the eastern end is the warehouse conversion: big former industrial floors turned into flats, around Wallis Road and the railway, inside the Hackney Wick Conservation Area that the council designated in November 2009. Across the Lee, White Post Lane and Queen’s Yard by the White Building carry on the same story in Tower Hamlets’ Fish Island, and a steady run of newer canal-side flats went up after the 2012 Games.

In between is the Trowbridge Estate. It opened in 1965 and was finished in 1969 with 117 bungalows and seven 21-storey towers faced in mosaic. The towers were demolished in stages, and by the late 1990s all of them had been replaced by low-rise housing; the council’s records now list 640 flats, 244 maisonettes, 80 bungalows and 134 houses on the estate. Hackney Wick station sits in Zone 2 on the Mildmay line, the renamed North London route from Stratford out to Richmond and Clapham Junction, and the Lee Navigation towpath runs past the back of much of it.

Paint splatter, towpath mud and cold slabs

The warehouse flats throw up the most distinctive work. Big open-plan rooms have carpet laid over old factory floors and DIY in progress, so we lift a lot of paint splatter and decorating marks where someone has done the skirting themselves. Linen and pale fabric sofas are everywhere in the converted units, and they go grey at the arms and pick up takeaway stains. Off the towpath and the marshes we get plenty of mud trodden into halls and onto stairs, worst in winter. Pets are common too, and we treat the odour as well as the visible mark.

Where a carpet has been laid straight onto a cold, sealed concrete slab, the floor holds moisture and drying runs longer than in a normal flat. A hallway can stay damp into the evening, and we will tell you that on the day; we never promise an hour we cannot deliver.

Figures for the western end of the ward

Homes in the census area the ONS calls South Hackney, which holds the western end of Hackney Wick ward (Hackney 022)
Homes that areShare
Flats in purpose-built blocks45.6%
Rented from the council or a housing association55.7%
Built 1945 to 197220.6%
Built 1973 to 199916.6%
Built 2000 or later5.4%
One bedroom29.4%

Be careful with these figures. The point the census uses for this page sits at the western end of Hackney Wick ward, by Cassland Road and Meynell Crescent, inside the area the ONS calls South Hackney. The warehouse district by Wallis Road falls in the next census area east. So the table describes the older, quieter end of the Wick, and it shows: only 5.4% of homes were built since 2000.

What it does show is a district of social housing. More than half the homes (55.7%) are rented from the council or a housing association, and 45.6% are flats in purpose-built blocks, many from the post-war decades (20.6% built 1945 to 1972, another 16.6% from 1973 to 1999). In those flats the carpet usually sits on a concrete floor, the job is one or two rooms and a hall, and two bedrooms plus the living room come to £115. Nearly three homes in ten (29.4%) have one bedroom, which is often just the bedroom, the lounge and a short hall.

Figures: ONS Census 2021 (Hackney 022) and VOA council tax stock, March 2024.

Parking from Cassland Road to the canal

The Wick spans two parking zones with the same weekday hours. The western streets are in Zone Q (Well Street) and the warehouse district, Wick Road and the Trowbridge Estate are in Zone K (Hackney Wick); both are controlled Monday to Friday from 8.30am to 6.30pm, and both take extra controls on Olympic Park event days. We check the London Stadium fixtures before booking a weekend job and avoid event afternoons.

St Dominic’s Catholic Primary has a School Street on Ballance Road, closed to vehicles from 8.30am to 9.30am and 3pm to 4pm on term-time weekdays. For a warehouse unit, tell us how the entrance works and which floor you are on; in a shared yard we park where the managing agent allows. Move bikes and building materials off the route from the door to the room, as the hose follows it.

Cleaning for warehouse flats and estate homes

Most jobs here are hot-water extraction, what people call steam carpet cleaning, which rinses decorating dust and ground-in towpath mud out of the base of the pile. For the linen and velvet settees in the converted units we use a gentler upholstery cleaning method matched to the fabric, and wax and curry stains are routine. Loose rugs, including the big woven pieces people keep in these open-plan rooms, are cleaned where they lie through proper rug cleaning, vacuumed and pre-treated first, then shampooed and rinsed on the same visit. We cover the rest of Hackney on the same fixed prices.

Hackney Wick: what people ask

Which parts of Hackney Wick do you cover?

All of the E9 side of the Wick, from the warehouse blocks along Wallis Road across to the rebuilt Trowbridge Estate and the newer canal-side flats by the Olympic Park, and west along Wick Road to Cassland Road. We reach Rothbury Road, Prince Edward Road, Chapman Road, Berkshire Road and Osborne Road, and we carry on over the Lee into Fish Island and through the rest of Hackney.

Is parking a problem for the van near Hackney Wick and the Olympic Park?

The streets here sit in the Hackney Wick controlled parking zone, Zone K, Monday to Friday from 8.30am to 6.30pm, and the roads nearest the Olympic Park have extra restrictions on event days. We handle parking ourselves, and the machine stays in the van with a hose run to your door, so a kerbside space near the warehouse or block entrance is all we need.

Can you get into a warehouse conversion with awkward access?

Yes. Many of the converted units have shared yards, goods-style entrances, stairs or a single lift, and we work round all of that. Tell us the floor and how the entrance works when you book, and we will bring the right length of hose so the equipment reaches your flat without dragging anything through a neighbour’s space.

How long will carpet take to dry in a Hackney Wick warehouse flat?

In a typical Hackney Wick flat carpets are dry within 6 to 7 hours, because we extract most of the moisture back out and leave the pile damp, never soaked. Over a cold ground-floor slab or in winter it can take longer, so we open things up and leave airflow advice, and a damp hallway is no surprise.

My building is in the Hackney Wick conservation area. Does that affect a carpet clean?

No. The council designated the conservation area in November 2009 and the Olympic Park’s development corporation extended it in 2014; planning control returned to Hackney by December 2024. It protects the old industrial buildings, streets and yards from the outside. Inside, what matters to us is the floor under the carpet, and in the converted factories that is often concrete.

Do you clean the low-rise homes on the Trowbridge Estate?

Yes, and they are a big share of our work at this end of the Wick. Since the towers came down the estate has been mostly low-rise flats and houses, so a booking might be a ground-floor flat or a maisonette with its own internal stair. Maisonette stairs take the most wear, and we price them as a flight, from £41.

Every clean comes with our re-clean guarantee: if a treated area does not come up right, we come back and put it right at no charge. We are fully insured, our cleaners are DBS-checked, and we have cleaned carpets, sofas and rugs across Hackney Wick and the rest of east London since 2009.

What our customers say in Wick.

★★★★★
Warehouse conversion flat in the Wick, the lounge carpet had a paint splatter from when I'd been doing the skirting myself. They lifted it out and the whole room looks fresher. Friendly and knew what they were doing.

Our linen settee was looking grey and had a curry stain from a Friday takeaway. Booked them before a birthday gathering and it came up so clean. The young lad was polite and worked quickly. Really good value.

Stairs and landing in our place had got really mucky over winter with everyone tramping in and out. They did a thorough job, right into the corners and edges. Looks brand new. Very happy.

Cleaned the bedroom and hallway carpets in the flat. Good result overall and they were tidy. The drying took a fair bit longer than they suggested so the hall was damp into the evening, but the carpets themselves came up nicely.

Had the mattress cleaned after a pet accident, the dog had got onto the bed while we were out. It came up clean and the smell went. They did arrive at the very end of the time window though so I'd nearly given up waiting. Decent job once they got going.
